Project Overview
We were appointed to install, and hand over a fully integrated fire alarm and evacuation (EVAC) system for a new build high rise residential development.
Delivered in partnership with the principal contractor, this major project formed part of a large scale construction programme and was completed over a 18 month period. The building comprised multiple residential floors, communal areas, plant rooms, risers, and associated infrastructure all requiring a robust, fully compliant life safety solution.
From early design stages through to final handover, our team played a key role in ensuring the fire detection and evacuation systems were delivered on time, on budget, and fully aligned with the wider construction schedule.
Scope of Works
Installation of an addressable fire detection system
Installation of a fully integrated voice evacuation (EVAC) system
Coordination with other M&E and life safety systems
Phased commissioning and testing
Handover
The EVAC system was carefully designed to support phased evacuation procedures, a critical requirement in high rise residential buildings where controlled evacuation is essential.
The Challenge
High rise developments present complex logistical and coordination challenges. With multiple trades operating simultaneously across numerous floors, maintaining programme alignment is critical.
Key challenges included:
Strict milestone deadlines
Multi-trade coordination across all levels
Phased floor by floor construction
Integration with mechanical, electrical, and lift systems
Maintaining compliance with current fire safety regulations
Given the scale and duration of the project, precise planning and proactive communication were essential to prevent delays and ensure smooth progression.
Collaboration & Coordination
Successful delivery of this project relied heavily on strong collaboration. We worked alongside:
Principal contractor
Electrical contractors
Mechanical and HVAC teams
Lift engineers
Finishing trades
Through clear communication and coordinated scheduling, our installation integrated seamlessly into the wider construction programme. Our proactive approach ensured that the fire alarm and EVAC systems supported, rather than delayed, overall project delivery.
